Ring ring.

It's your Tenant.

He's mad (again) at his roommate.

And called to let you know he's moving out this weekend.

Wait, what?

He's three months into a year lease.

But now wants out because his roomie - you know, the one he picked - is a jerk.

Can he walk just like that?

If you used a lease that doesn't suck, then he's on the hook.

A lease doesn't end because of roommate drama.

While you can't force him to live there, you (likely) don't need to let him off the lease.

He must pay rent until you find someone else to take over.  Even if he's not living there.

Don't make roommate drama yours.
