Step #1 when a Tenant moves out early

It's a hassle to find good Tenants.

So when you do, locking them up for a year helps.

But life happens.

Some Tenants get fired.

Others chase big kid money.

Maybe someone *finally* leaves that neurotic ex.

It doesn't matter why.

They're leaving before the lease ends.

Which means you gotta get to work.

Wait, you heard what?!?

No, no, no.  

You can't sit on your tush making baaaaaank until the lease ends.

You gotta try renting to someone else.

It's called "mitigating your damages" (pardon the legal jargon).

Sounds crazy.  It is crazy.

But when a Tenant moves out before a lease ends, try renting it again - ASAP.

There's a shot you can get paid until you find another Tenant (but only if your lease rocks).
