There's only one problem.

A Tenant came with the house.

And the Seller's lease sucks.

He spent hours on Google before throwing in a few terms of his own. And it shows.

You're a savvy Landlord and want to be protected with a great lease.

But can you force the Tenant to sign your lease?

No, you must honor the existing lease.

You can't force a new lease just because you're the new owner (unless it's negotiated before the sale).

Never hurts to ask.
