She swore he didn't live there.

Zero rent paid.

100% confidence.

Five minutes later she calls:

"Your notice is invalid! He's not even on the lease!"

Sweetheart.

That's not how this works.

You can serve an eviction notice on anyone 13 or older in possession of the property. 

Doesn't matter if they're on the lease.

If they live there.

Nap there.

Or just crashed after Taco Tuesday — they can be served.
