Harsh (but helpful) truth

Feb 15, 2024

A tale as old as time:

Your Tenant does a Houdini, vanishes before the lease ends.

And there you stand...

Peering into the void of your now silent apartment.

This place always been an echo chamber (or just the sound of my cashflow disappearing)?!?

What to do?

Throw a pity party.

Host a solo Netflix binge.

Wave that fancy lease like a magic wand, hoping the rent checks keep rollin' in?

Tempting, but nope.

You gotta try re-renting the place if a Tenant leaves early.

If your lease is worth its salt, your runaway Tenant is still on the hook for rent until a new one is found.

But the ball's in your court to find the next one.

If you don't try to re-rent, a Judge won't make them pay.

Holy smokes, that issue #99 of The Brief.

Chatted with a Landlord this week who was scratching his head over security deposit interest. Here's what we said.
