Here's the deal:

Promises don't pay the bills.

But you know what does?!?

Being proactive.

So, when the rent's late, serve the 5-Day Notice.

Even if they're serving you a sob story worthy of a Golden Globe.

Why, you ask?

Because we said so if you have to evict down the road, you'll still need to send the notice.

And the clock won't start until you do.

Don't be a jerk, just serve the paper.  

Trust the process (not the promise).
