A dork move from a smart Landlord

May 15, 2024

Real sad story here:

A Landlord wanted a Tenant gone.

He heard about 5, 10, & 30 day eviction notices.

And he used the 5 Day Notice (because he wanted the Tenant out, fast).

If it were only that easy!

He used the wrong notice, for the wrong reason.

And the Judge made him start the evction over.

More delays, more unpaid rent.

My cup runneth over...

Turns out, the numbers on eviction notices matter (shocker).

And they only work if you use the right one.

Different issues need different notices.

The 5-Day Notice only works for non-payment of rent.

Ask yourself:

Did the Tenant pay on time?  If the answer is no, the 5-Day Notice is what you need.

Anything else, you're just waisting your time.

Sweet, that's issue #110 of The Brief.

We saw a 5-Day Notice the cops gave a landlord the other day.  Err... it wasn't right.  Know your forms are right when you get them here.
